Mid-Century Revival on Longboat Key

A 1970s home. A Longboat Key canal. Plenty of character worth keeping. Purchased with vacation rental income in mind, this waterfront property needed a fresh interior and more usable space. Southtide Construction revived the home’s original bones while adapting it for welcoming guests, accommodating larger groups, and making ownership easier.

Original Character, Renewed Purpose

The home had sustained storm damage, but its elevated living space had avoided flooding. The renovation offered an opportunity to restore what made it special while giving it a new purpose as an income-producing vacation property.

We refreshed the interior with respect for the home’s mid-century modern character, carrying its personality into the new spaces. The goal was a comfortable coastal retreat that still felt connected to the Florida home it had always been.

More Room to Stay. More Ways to Enjoy the View.

One of the biggest transformations was upstairs, where a screened lanai became two additional bedrooms. A new balcony overlooking the backyard and canal brought outdoor living back into the plan, creating a place to enjoy the waterfront setting while expanding the home’s interior space.

The property also features a new dock and boat lift, making the canal an integral part of the experience.

Thoughtful Details for Vacation Rental Living

A successful vacation property needs to work for both its guests and its owners. Alongside the interior renovation and additional bedrooms, the project included practical improvements shaped by the way the home would be used.

Two additional bedrooms created more room for guests within the former upstairs screened lanai.
A new canal-facing balcony provided outdoor space with a view of the backyard and water.
A large downstairs storage room gave the owners dedicated space for personal belongings between stays.
Low-maintenance hardscaping helped simplify exterior upkeep.

Together, these changes made the property better suited to hosting while preserving the character that gives guests a reason to remember it.
