Four thoughtful phases. One well-managed build. From finding the right property to handing over the keys, here's how we bring your project to life in Sarasota and Gainesville.
T / TALK
It starts with a conversation. We listen to your ideas, discuss how you want to live or use the space, establish your priorities, and talk openly about your budget and timeline. Already own a property? Great. Still looking for land? We can help you consider your options.
I / IMAGINE
We study the possibilities before making promises. That means looking at the homesite or existing structure, setbacks, zoning, utilities, drainage, access and other practical considerations. Together, we shape a direction that works for the property, the project and the investment.
D / DESIGN + PRECONSTRUCTION
This is where the real planning happens. We coordinate with the right architects, engineers and design professionals; develop plans and specifications; work through selections, allowances and estimates; and refine scope and schedule. Once the details and pricing are aligned, we coordinate permit-ready documents and applicable approvals before work begins.
E / EXECUTE + HANDOVER
With approvals in place, we manage the build: site preparation or demolition, scheduling, trades, materials, inspections and finishes. We keep you informed, address decisions and changes, and guide the project through final details, walkthrough and handover.

We start by listening. Tell us about your property or space, what is and isn't working, your priorities, desired timeline, and investment range. We discuss the scope, review available information, and identify the first questions to answer before moving forward.

Next, we explore what is possible. We consider the site or existing conditions, how you want to use the space, and the opportunities and constraints that could shape the project. Together, we establish a direction that fits your goals and makes sense for your budget.
Design
We coordinate with the appropriate architects, designers, engineers, and trade partners to develop the plans and details. Materials, selections, scope, pricing, and permitting requirements come into focus so you can make informed decisions before construction begins.
