Generations on the Canal -- A Longboat Key Remodel

What began as storm recovery quickly evolved into a comprehensive renovation focused on improving the way the home lived while maintaining its original charm. Working within FEMA requirements and a carefully managed budget, our team developed a plan that prioritized both preservation and practicality.

One of the most meaningful aspects of the project was preserving the home's original Saltillo tile flooring. Rather than replacing it, we carefully protected existing areas and sourced additional Saltillo tile to seamlessly blend old and new spaces together. This allowed the home to retain the warmth and character that had defined it for nearly five decades.

To better support the family's lifestyle, we reimagined the floor plan by opening walls, expanding the kitchen into a former bedroom, and creating a dedicated den that provides additional living and gathering space. The result is a home that feels significantly more open, functional, and connected while remaining true to its original coastal character.
